So, one of our clients want to give their first floor a facelift! Our journey began with a chat (or a few) with our founder, the ever-enthusiastic Justin Cook, and our fabulous client. They came armed with a concept board that became the design holy grail. This was not just any design; it was a collaborative masterpiece that allowed our client to reign supreme over every detail. At CBI Construction, we love giving our clients that kind of power—after all, it’s their castle!
In just six weeks, we transformed the entire first floor! Yes, you heard that right—six weeks! We stripped everything down, including the flooring, because sometimes you have to break a few eggs to make a fantastic omelet, or in our case, a stunning retreat.
Once we had a blank canvas, we brought in the new joists for the counter-levered balcony (because who doesn’t love a good balcony?) and constructed new walls for the bedroom, bathroom, and walk-in robe.
Picture this: a Hamptons-style vibe with a V groove panel ceiling and beautiful pine timber rafters. it’s basically what beach dreams are made of!
But wait, there’s more! We installed a balcony featuring mod wood decking—hello, low maintenance! And we didn’t stop there; a custom glass balustrade ensures that the views are maximized because who wants to miss a sunset?

Our partner, Shamrock Joinery, provided stunning custom timber windows and doors, all fitted with Brio retractable flyscreens. This means you can enjoy the views without the pesky insects crashing your party. Plus, we went the extra mile with Low E glazing to keep the heat at bay—perfect for that west-facing property which, let’s be honest, can turn into a sauna during summer.

And about the pièce de résistance: the custom timber vanity with face-level storage, equipped with comfort heat underfloor heating. Because who doesn’t want their toes to feel like they’re on vacation every time they step out of the shower?

To save a few bucks, our savvy client opted for an off-the-shelf wardrobe, which we cleverly built in to give it that custom feel. It’s like a wardrobe pulling off a designer outfit—total win!
Now, let’s address the elephant in the room: eco-construction. This west-facing gem was a hotbox in summer, but we tackled that head-on by installing new insulation batts throughout the first floor. We went with R6 batts in the ceiling, R5 in the mid-floor, and R2.7 in the walls. This magic combo will keep the thermal load low, meaning summers will be cool and winters will be cozy.
